THE CLIENT

We love it when someone you’ve worked with in the past resurfaces in their new role with a new firm! After getting an email from the Director of Asset Management and Operations at Westmount Realty Capital requesting that we help them an exterior paint project at one of their communities, we scheduled a meeting with both her and the Director of Capital Projects to discuss the project further. After hearing more about the client’s needs and what their goals entailed, we scheduled a site visit to see this garden-style apartment community with 280 units, in person. Built in 1984, the property was significantly outdated and hadn’t been painted in many years. We checked in with the property manager and started snapping pics of the exteriors, gathering ideas.

The property is located in Fort Worth Texas on a beautiful tree lined street and flanked by other competing communities. The buildings were constructed with a mix of a light-colored brick, hardie plank siding and metal railings. There were quite a few different building elevations and since the brick was fading and cracking in areas and the fact that there was so much of it, we decided to paint all of it. This overhaul provided a great opportunity to completely transform the look of the exterior by creating more dimension aesthetically and also by adding an extra color in the palette. The client was planning to add new horizontal wood paneling on the patios which we thought would elevate and modernize the community by enhancing the curb appeal.

PAINT SCHEME OPTIONS

When we got back to the office, we started putting together 3 separate paint schemes with 4-5 colors each. After the client viewed the renderings, diagrams, and color palette mood boards, some other members of their executive team had requested to see a few additional renderings with the colors inverted so we did that for them within the hour. By the end of the week, the contractors acquired the paint and painted each of the 3 schemes on large sections of a building, side by side, so that we all could view the different palettes up on the building for comparison. We met our client onsite with the paint contractor, shared thoughts, and decided to make two refinements to the two schemes we liked the most. We had to deal with some more heavy rain in between site visits so as soon as the weather prevailed, we came back onsite to view the revised schemes on the building. The client approved the main body brick, siding, trim and accent colors for the final scheme, but we were still in search for the perfect shade of green to provide a nice pop of color on the unit doors, patio doors and accents on the amenity buildings. It took a few rounds of trying different shades of bright bold greens on the unit doors before we got it just right.

SOME DESIGN DECISIONS WE MADE:

  • Initially we wanted to do a mix of the darker Grays Harbor on most of the brick, specifically the corner brick edges and chimneys and to use Argos as a light accent color on the brick just in the front areas. We ultimately decided to use Argos all throughout instead.

  • We chose Iron Ore for the dark trim color and on all metal railings. We thought this looked so sharp and clean with the light Argos color.

  • For the hardie plank siding we opted for a slightly darker gray with African Gray.

  • We lightened up the interior patio walls and soffit areas with Agreeable Gray.

  • For a nice pop of color and as an accent, we used Kendal Green for all unit doors and the french doors on the patios.

  • In order to make it stand out from the other buildings and to further utilize this fun candy-coated color, we also used the Kendal Green as the main body siding on the clubhouse/ leasing center as well as on the laundry buildings.
