FULL property reposition DESIGN STRATEGY – Part 1
Two properties purchased by our client are Parliament Bend and Park West. They sit just minutes north of downtown in a San Antonio, TX near the neighborhood of Walker Ranch Park. They are close enough to downtown which make it easy for residents to take advantage of great dining and cultural attractions yet enjoy the outdoors with two large parks nearby.
Parliament Bend is a 232-unit garden style multifamily property, built in 1981 and hasn’t been renovated in many years. Our client hired us to develop a design strategy for full property repositioning for both this asset and it’s the sister property next door, Park West. The main projects will include a property name change, full signage package including a new logo, and new exterior paint schemes throughout the property. Major construction and refined space planning will be a large part of the exterior buildings and on the interior amenity buildings including the clubhouse, leasing offices, fitness centers, business centers. The exterior paint project includes siding replacement, alteration to outdated woodwork on the second story. Additionally, all metal railing balconies will be replaced with slats of stained horizontal cedar. The exterior amenities sit in a courtyard in the middle of the two assets and they will be utilized by residents at both properties. These areas will be modernized and will include a dog park, a playground, a sport court, a large seating area with lots of shade, a mixture of lounge and bench seating as well as new BBQ grilling stations under a large pergola. Each asset has its own swimming pool; the tile is being replaced, repairs to the coping, refinishing the deck and will have all new pool furniture.

Since the property caters to a mixed lot of resident types, we felt it was appropriate to modernize the property by blending natural, earthy elements with rustic tones and structural elements. At Parliament Bend, we will re-roof the leasing center exterior by replacing the shingles with dark iron colored corrugated metal. The exterior paint scheme will carry through the leasing center building exterior and interior but with a slightly different placement of colors from the final exterior paint palette placement on the main unit buildings. We want the leasing office to be more noticeable to prospects driving by as well as residents who just need to check in with the staff. The deck will be painted, and we’ll add new recessed lighting as well as sconces that flank the entrance door. We’ll also add planters at the entrance with vibrant foliage peeking out.

Flooring, Paint, Accent tile and Quartz
Inside the leasing office we are replacing the flooring with a lightly colored birched wood, the walls, baseboards and ceiling will all be freshly painted in white tones with two accent walls with pops of colors which will complement the exterior paint scheme. We’re also adding all new furnishings and decor. We are installing a chandelier above the leasing agent; the space will also get new desks, storage and chairs for working staff plus occasional seating. The angle doorway to the managers’ office had double doors with latticed glass that did not function well. So, we’ve decided to do more modern clear glass doors that slide rather than swing open and shut. This will create better flow in the space and the manager will have more room for more functional furnishing placement.
For the offices we’ve planned two-toned, L-shaped wood desks along with natural leather guest chairs, and matching wood pedestals for the desk storage. The abstract art has vibrant pops of warm colors that illustrate floating horizontal organic shapes. We selected a southwestern style area rug, console and side tables with iron rod and brass metal accents, cozy modern lounge chairs in cream, with a mix of throw pillows that pop. The countertop at the business center will be replaced with white quartz, shaker cabinetry will be added down below, and the Emerald green hexagon tile will accent the wall above.
The combination of the individual designs of both properties results in a full cohesive repositioning and will set up these two properties for success over the years to come. They will be in a great position to catch the eyes of many new renters and will be tough to beat when comparing to other competing properties in the submarket.
Attractive curb appeal will be apparent with the modernized, clean accents at the entrances; bold, yet serene color combination from the new exterior paint, added with stylish and distinct signage that does its job in directing people easily. The useful outdoor amenities that combine function and style, and the modern eclectic feel of the furnishings, art and accessories in the leasing offices will add much needed life to the immediate locale.
