When trying to secure business with new potential clients and as part of the kick-off to a multifamily clubhouse or model unit redesign, we’ll put together a mood board to showcase the intended design aesthetic with some FF&E selections we have in mind. In this new series, we will be sharing these mood boards to illustrate our design aesthetic and thought process behind every design. We hope you enjoy it!


AUSTIN, TEXAS Clubhouse Design Strategy
This affordable housing, multifamily property is located in Austin, Texas and is close to downtown, Town Lake and the University of Texas at Austin. It hasn’t been renovated in many years and is need of an upgrade to their clubhouse interiors. Since the property caters to both young professionals and college students, we went with a more eclectic, modern Austin theme while blending in natural, earthy elements and cool watery tones. We’ll use fun patterned tile consisting of blues, greens and whites and utilize reclaimed wood for large vertical wall accents.
In addition to the furnishings and decor, we’ll be working on the construction portion of the renovation to allow for separation of areas, as well as create a more functional flow between the spaces within the building. There is a large lounge area on the left as one enters, it’s directly across from the leasing area. We plan to create separation by installing large glass panels with black metal trim, walling off what is now a lounge and converting it into a recreation room. This room will be utilized for community activities for residents with dual siding game tables such as ping pong, pool tables and shuffleboard. We’ll scatter lounge seating around the perimeter to allow for some downtime. The clear paneled glass walls will allow the staff to keep an eye on what goes on while having the needed sound separation in order to focus on leasing and resident’s needs.
The existing space has very tall ceilings and incorporates curves with the architectural structure. You see this over the doorways, wall insets and built in shelving. We plan to straighten out those curves to gain more of a modern feel.
In the back, we plan to recreate the kitchen space with a more modern kitchen island that has straight lines rather than be curved. We also plan to incorporate individual study and work-stations for the students and young professionals, with electrical and USB plugs in order to create an area for tenants to focus and be productive in their areas of focus.
As the project progresses and completes this fall, we plan to showcase the final product by doing a case study which will include before and after photos.
