The Client
We love it when existing clients give us the opportunity to work with them on new project types! We’ve worked the stakeholders of Sunstone Properties Trust on a few Exterior Paint projects in the DFW area and Houston. After being pleased with our work process and the finished product, they asked us to work with them on a Clubhouse Renovation at one of their garden-style apartment communities in Winter Haven, FL. We set a date for the initial meeting and flew to Florida a couple of weeks later. We walked the space, walked the property and discussed the project in more detail onsite. Built in 1974 and renovated once in 1998, the clubhouse was in need of a good renovation. Our job was to not only select all new finishes (flooring, paint, lighting, hardware, countertops, cabinetry) as well as update all furnishings, artwork, and décor throughout but also to come up with some creative space planning to allow for a better utilized environment. The goal was to provide the staff with a better equipped office space for leasing and managing property functionality and the residents to have a place to enjoy lounging, doing work or surfing the web by converting the existing fitness center space to a WiFi café and for residents to just be able to hang out in a comfortable, inviting common area. We met with our client, we walked through the space and discussed initial ideas on ways we could create better flow by moving existing doorways and walls.
The Details on the Existing Space
The building had good bones but needed a little bit of rearranging and refreshing of all finishes. The flooring was carpeted and stale looking, the paint was outdated and faded, the ceiling in the main club room had nice high vaulted wood ceilings with wood beams, the lighting consisted of a bunch of scattered can lights along the ceiling with sconces along the side wall. The entry to the leasing area was small and had a funky wall that impinged on what could be a more open and airy space. The hallway to the left of the entry that led to the manager’s office was too large and cluttered with photocopy equipment, filing cabinets and other miscellaneous items. The doorway to the main clubroom was too far back and the existing fitness center in the back was small and outdated with bright yellow paint. The doorway to that space was also not in an ideal spot. There was limited space for extra storage and packages for residents were building up with no real logical place to hold them. The kitchen backed up to the hallway and managers office. It had a small galley and we wanted to see if we could enlarge it. The bathrooms were dingy and outdated in all facets. Needless to say, this space needed some love and attention in all aspects along with some creative space planning!

Space Planning Decisions

We decided to extend the entry leasing room back 3 feet and even out the wall divot to make it rectangular and larger. Luckily there was dead space behind the devoted wall and the bathroom and hallway behind that room had enough room to be shortened.

We moved the doorway from the back left side to a middle left side location.

We pulled back the hallway 2 feet to not allow for the photocopy, filing space which still left plenty of room for the assistant manager’s desk in a nook on the left side surrounded by windows. This wall shift allowed for 2 extra feet in the kitchen on the other side of the wall.

At the end of the hallway, we split the existing x-large manager’s office into two rooms. One for the new manager’s office and the other as a storage/package room.

The client moved the attached fitness room to another larger building space on the property that was underutilized. We then moved the doorway into that room over to the right and created a Wifi café with a long hightop table, USB and electrical outlets, and stools.
Before / After Design Decisions

We replaced all flooring to a light charcoal ceramic tile

We selected paint colors all throughout. A Main body color, a trim color, and some accent walls. We also painted the vaulted wood slatted ceiling white which freshened it up and made the space lighter.

We selected two modern chandeliers for the main clubroom, kept some of the can lights on a specifically selected grid, and took out the sconces completely.

We selected all new furnishings, artwork and decor throughout. For art selections, the client specifically requested a “Warhol, Pop Art” theme so we had fun with that.

We selected finishes for the restrooms including sink vanities, plumbing fixtures, lighting fixtures, hardware, and countertops.
