THE REFERRAL

We love it when current clients refer us to new clients! After meeting the stakeholders of Sunstone Properties Trust at one of our client communities in Arlington, TX, we flew down to Houston that same day to do a site visit of this garden-style apartment community with 282 units. Built in 1981, the property was severely outdated and hadn’t been renovated in many years. We checked in with the property manager and started snapping pics of the exteriors, gathering ideas. The property was constructed with a mix of brick, siding and stucco with metal railings. Some of the buildings had previously painted brick and some did not. Those without paint were in poor condition, so we decided to do a full repaint of the brick. This overhaul provided a great opportunity to make the property more cohesive aesthetically and add an extra color in the palette.

PAINT SCHEME OPTIONS

That night, we put together 3 separate paint schemes with 4-5 colors each. The next morning, the contractors acquired the paint and painted mockups of each of the 3 schemes on one large section of a building, so the client could easily see the different palettes for comparison. We made a few adjustments and the paint scheme was approved and ready to execute within the same day.

Some design decisions we made:

    • We liked Anonymous for the brick color initially, but decided to go with Porpoise

    • We alternated brick colors on every other building. This technique is called “color blocking” and creates more dimension and contrast on larger properties with several buildings.

    • For the alternating brick color we opted for a shade lower than the original with Intellectual Gray.

    • We kept the accent paint color Worldly Gray for use as a main body siding color, interior patio walls, and stucco chimneys. 

    • For accents we used Creamy for the trim, Urbane Bronze for the metal railings and Underseas for a nice pop of color on the unit doors.

    • In order to make it stand out from the other buildings, we used Underseas as the main body color on the stucco of the Clubhouse.
